Launch precheck

Bridge and Boro Team

New listing

Fill this in once. The precheck page, the team sheet and the flier all read from it.

Leave anything blank and that section just will not appear on the seller's page. No photos link yet? Skip it, create it later. Nothing breaks.
The property

The address is the only thing that is truly required.

Exactly how you want the seller to see it
What it goes to market at
Who is in there and what that means for showings
Put in what you believe it is. The seller confirms it on their page.
Legal bedrooms only
Tub and shower
Shower, no tub
No shower
The seller re-counts the bedrooms and bathrooms on their own page. If they change your number you get an email that leads with the correction, so it never reaches the MLS wrong.
The seller

They get the precheck link and they fill in the age of everything.

Used to greet them by name
Optional, for your own records
What they sign off on

Leave any of these blank and that section simply will not appear on their page.

Dropbox, Drive, wherever the gallery lives
Zillow Showcase, Matterport, whatever you used
Leave blank until it is cut. Blank is what tells the seller it is still in production.
You do not enter the listing page address. It is worked out from the property address, and the seller only ever sees the link once the page is actually up. Until then their precheck tells them it goes live when they hit launch.
Paste the MLS description exactly as it will run
What sells it

The things you hype at the kitchen table. They used to live only inside the narrative, which meant the buyer sheet, the flier and the website page each had to re-say them and could each say them differently. Put them here once and all three pull from the same place.

Without this, "original to the house" tells a buyer nothing
Straight off the paperwork
One per line. Separate entrance to the basement. Primary with its own bath and a walk in closet. Attached garage plus a driveway.
One per line. Train, shopping, parks, the water. Half of what a buyer remembers from a showing is this.
One per line, as a parent would ask it.
The age of everything

Optional, and only if you already know. Fill these in sitting with the seller and they arrive on their page marked "we put this in" for them to confirm or correct. Leave it all blank and they answer from scratch.

Open house

Leave the date blank if there is not one yet. No date, no flier.

Whoever is actually standing in that house
Goes on the flier, so a buyer at the door reaches the person who is there
For the team

This is what the team sheet shows, so nobody has to text you to ask.

Team only. This never appears on anything a client sees.
Where agents and buyers actually put the car
Everything an agent needs before they knock on that door

Done · send them this

Paste it into the Property Launch Precheck email template.

The team sheet for this one is now on the Listings tab in the hub. It updates itself as the seller fills things in.

You get an email the moment they approve it, or the moment they ask for a change.
