Pre-open-house checklist

• Sign-in form activeConfirm the digital sign-in form (or printed sheet) is at the entry, ready to go.
• Visitor refreshmentsLight food, coffee, water. The cooked food gets the neighbors in.
• Signs out by 30 minutes priorDirectional signs on the surrounding corners. The two cross streets matter most.
• IG story before doors openLive story at 5 min before. "Open house in 5, swing through" · link to listing.
• Listing flyers + business cardsStack at the entry. Visitors take one of each.
• Know the price reduction historyIf asked "why has this been on the market," you should know the answer cold.

During the open house

• Greet warmly, get the name firstDon't just point at the sign-in. Walk them to it, hand them the pen, get the name.
• Ask the qualifying question"Are you in the market right now, or just curious about the block?" · both are valid; you treat them differently.
• Soft pitch listing if neighborIf they live nearby and say "we've been thinking about selling," that's the opening. Get their info and follow up Monday.
• Note buyer interest privatelyFor anyone who lingers in a specific room or asks about move-in timing, that's a real buyer. Flag them on the sign-in sheet.
